11/10/2009 - Unit #296:
Request received from Property manager to inspect living room sliding patio door seal.
Door inspected on 11/13/2009 by Gintaras Stankevicius (EURO Construction) and PELLA Technician. According to PELLA Tech. moisture concentration on interior side of the glass panel appears as the result of failed exterior seal at the bottom of the glass panel. outside moisture and rain water was penetrating behind door seal for extensive period of time, causing wood rot in the bottom part of the door.

Door was inspected on 11/09/2009 by Gintaras Stankevicius (EURO Construction) and Steve Boney (PELLA Window Store). Pella will send a technician to determine what's causing glass panel to fog.

- 09/24/2009 - Unit #261:
Reported by Homeowner, moisture damages in the rear sliding patio door. Due to aluminum clad failure on the left side of operating door, water was penetrating to the bottom sill.
Wetting and drying cycles ower extended period of time resulted in localized wood rot in door sill. Wood rot continues for about 9" from the corner. Entire bottom sill of operating panel contains High moisture.
Stationary panel of the same sliding patio door contains high and very high moisture in the bottom sill. Picture below, shows moisture reading of 25.7%. This is more than double from what it should be.
Going toward the upper middle part of the sill moisture readings keep increasing untill tester displays - - - - (above 33%)
No areas of wood rot was discovered in stationary panel at this time. Keeping in mind severe moisture content, eventualy will result in wood rot.

Door jamb and trim board replacement performed by Others.
08/04/2009 Moisture damages in Unit # 249:
Reporte by Property Manager: Moisture damages noticed in service door jambs: Visual Inspection conducted by Valdas Stankevicius (EURO Construction) on August 07, 2009.
Right side jamb is in deteriorated condition. Wood rot in wall structure found behind right side door Jamb. Left side door jamb is even worst. Wood rot likely extends behind door jamb.
Recommended to replace existing service door with same size (2'-8"x6'-8") flush metal inswing door, installing aluminum bronze sill pan on entire treshold.
07/29/2009 Water stains in Unit 277:
Reported by Property manager: water stains on the ceiling in upstairs bedroom/loft. Unit inspected on July 31, 2009. Two stains visible on cathedral ceiling in upstairs bedroom/loft and one on the wall above the stairs. Roof inspection conducted on July 31, 2009 by Valdas Stankevicius (EURO Construction) and Teofilo Lesczano (Advance Roof Services). Roof shingles appear to be in exelent condition. No exposed nails, no damage to shingles. After strong rains on July 28, 2009 and July 30, 2009 no changes noticed on the bedroom ceiling.
