2011 Exterior Repair And Paint Project:
12/22/2011 Project Update:
All project work is almost finished on building #3. Fence and bench rebuild is in progress. Aluminum scaffolding shal remain erected untill January 3, 2012, when repair work will resume at Building #2.
Soffit and fascia repair on the front-right side complete. Stucco repair and exterior paint work complete. New, wood handrail installed on the stairway. New, aluminum powdercoated handrails installed in inside landings.

Soffit and fascia repairs on the rear side comple. Stucco repair and exterior paint complete. All balcony handrails, previously removed for paint work have been reinstalled.
Exterior wood repair and paint work in progress on the rear side of building #3. After November 28-th, 2011, we will start erectign scaffolds on the left-front side of the building.
Part of rear side of building #3 was also finished before Thanksgiving.
11/23/2011 Update:
Exterior repair and paintwork finished on the right side end of building #3
Exterior Repair and Paint work scheduled to begin at Building 3 on 11/03/2011. For the first four or five working days, it will be mostly stucco coating repairs at exterior corners, setting up scaffolding, removing rear side privacy fencing.
Exterior soft wash for Building #3 is scheduled for Tuesday, November 8-th, 2011 (subject to change).
11/23/2010 Screen Enclosure:
New, pwdercoated aluminum screen enclosure restored for unit 1741 at Building #3. Please refer to pictures below for exterior and interior look.

06/18/2010 Update:
Balcony handrail replacement on building #3 complete, two screened-in porches and one awning removed. Paint touch-up work in progress and should be finished by the end of business day on Friday, June 18-th, 2010
06/15/2010 Update:
Balcony Handrail replacement in progress at units 1730 & 1744. Fabric awning removed from balcony of unit 1744 per ASI request.
Balcony handrail replacement finished at units 1731 & 1745;
Balcony Handrail Replacement in progress at units 1733 & 1743; Screen porch structure removed from balcony of unit 1743 per Regime 56 request. Screen porch structure removed from porch of unit 1725 per Regime request.

Existing Balcony handrails on unit 1732 and 1742:
06/10/2010 Handrail Replacement Update: New Handrails for building #3 were delivered to Bluff Villas on Thursday, June 10/2010. All handrails inspected by Charlie Walczak and Valdas Stankevicius and aproved for installation. Handrail replacement work will start on Friday, June 11, 2010.
06/07/2020 Handrail Replacement: Due to some technical dificulties with fabrication of handrails, installation was delayed untill June 10, 2010. For updated project schedules please use a link on the right side menu to "Maintenance Calendar".

12/10/2009 Moisture damage repair to the flat roof deck on the left side of building #3
Install new pressure treated rim board and 2x8 joists with HD galvanized joist hangers (in compliance with IBC2006 code). Apply pressure treated CDX roof plywood.
Remove and dispose of roof membrane over the damaged flat roof deck area on the left side of building 3. Remove and dispose of plywood, joists and rim board.
