02/28/2013 Interior Inspection:
While trying to get Manufacturer's code from rotten window sash, we neededto move aside two small table between the beds. We have noticed that bottom parts of the table are wet and moldy.
Carpet behind the tables was stained and soaked with water.
Excessive moisture content and wood deterioration noticed in baseboard.
Same conditions noted behind the single bed.
Wood rot in window sill extension trim. Cracked trim joints.
Failed sash seal resulted in glass fogging and wood rot in the bottom part of window sash.
Carpet tackles are completely rotted. Carped pad - soaked with water and deteriorated.
Same behind the bed.
03/01/2013 Destructive testing:
Upon removal of window casing, excessive moisture content was found in wall insulation above window
Excessive moisture in the Sheetrock on the right side of the window.
Wet opening frame on the left side
Removed window sill extension is wet, with areas of wood rot and mold growth.
Excessive moisture reading on the left side of window sill.
Wet insulation on the right side of the window
Wet insulation on the left side of the window.
Excessive moisture reading in exterior wall sheathing (Sheetrock)
When squeezed, watter runs out from wall insulation.
Severe moisture damage to exterior wall sheathing
Rusty eater marks on exterior sheathing above window
Moisture damages to exterior Sheetrock
Evidence of water penetration from the ceiling or unit above.
Metal deterioration and water drips visible on the wall plate
Water stain on the carpet shows how far was water traveling inside the room. Rust stains from tackle strip nails.
Mold growth under the carpet.
Deteriorated carpet pad section removed. Carpet steamed to kill bacterial. Furniture steam cleaned to remove mold. Commercial dehumidifier set in the room to dry out surfaces.
