  • 09/30/2009 Roof Repairs: 

      Roof waterproofing, using sealoflex system complete.

     Sealed around all boot pipes and along roof edge.

  • 09/29/2009 Roof repairs:

     Water intrusion and localized wood rot in roof plywood found above unit 3-A. Roof membrane removed in order to perform repair work.

      First layer of fiber sheeting under membrane was all wet and deteriorating.

     Removed styrofoam insulation. Water penetration to the bottom layer of roof sheathing is evident.

     Affected OSB plywood sheathing removed, inspected joists condition.

     Installed new OSB Sheathing for the bottom layer, New styrofoam insulation and new fiber sheathing top layer. Applied existing roof membrane and waterproofed with sealoflex system.

  • 08/07/2009 Roof Inspection:

     Inspection performed by Valdas Stankevicius (EURO Construction) and Teofilo Lesczano (Advance Roof Services). Purpose of the inspection was to evaluate items, previously reported by EURO Construction maintenance technician, who performs scheduled a/c compressor washing and gutter cleaning on the roof.

     Membrane separation found in the rear-left roof corner above unit 3-A.  Water intrusion under roof membrane is obvious. Complete roof plywood deterioration noticed in two areas, about 1 square yard each.

     "Ice-And-Water Shield" separation noticed on a/c lines chase above unit 3-A, opening entry points for rain water. Numerous smaller separations noticed around the chase on the roof deck and chase walls.

     "Hydrostop" application used to fix membrane separation at elevator room a/c chase in 2008, still in very good condition.

     Recommendation:

  1. Fix water intrusion above unt 3-A, removing and replacing roof plywood and membrane;
  2. Apply "Hydrostop" sealant around five a/c line chases;
  3. Apply "hydrostop sealant around all Booth Pipes on entire roof;
  4. Apply "Hydrostop" sealant along the edge of entire roof perimeter;
