Stoney Creek 267 Scope of Work

 

Kitchen:

 

  1. Move and cover living room furniture. Make space in living room for temporary appliance placement. Cover-to-protect existing carpet. Disconnect and move to living room: refrigerator, dishwasher, microwave and sink disposer. Disconnect and dispose of kitchen sink and existing stove. Cover-to-protect stairs and pathways to both bathrooms upstairs.
  2. Remove and dispose of existing countertops, all existing kitchen cabinets, baseboards and floor tile. Clean floor surface and prep for new tile installation.
  3. Scrape and clean-out textured kitchen ceiling, mud and sand as necessary, to prepare for flat paint finish. Apply primer coat and two coats of white paint. Remove and dispose of existing wall paper in kitchen.
  4. Install new 16"x16" Rialto-White  porcelain tile on prepared kitchen floor. Apply tile grout and two applications of grout sealer.
  5. Apply new wallpaper to kitchen walls (Owner's selection).
  6. Install new "Cantebury Maple" base and wall cabinets. Install new stove, existing refrigerator, dishwasher, microwave and sink disposer.
  7. Furnish and install new corian countertops with seamless double sink (White). Countertop color is "Maui-B", edge treatment - eased edge.
  8. Install new kitchen faucet, sink strainers and drainage kit. Connect plumbing to kitchen disposer and dishwasher. Provide and install four new ball valves (1/4 turn) for kitchen sink, dishwasher and icemaker.
  9. Upgrade existing electrical receptacles in the kitchen, to comply with IBC-2006. Connect all appliances. Replace existing recessed ceiling light fixtures with new, 6" fixtures.
  10. Install new A/C duct register in the kitchen ceiling.
  11. Install Cabinet Hardware.

 Master Bathroom:

  1. Remove and dispose of existing tub, bypass door, wall and floor tile, WC, vanity top with sink and cabinet.
  2. Disconnect and cap-of all plumbing. Move water lines and drains to acomodate for new, large shower cabin.
  3. Scrape and clean-out textured ceiling. Prep for flat paint finish. Apply primer and paint. Remove wall paper, prep and paint bathroom walls (except shower area).
  4. Install new wall and floor tile, shower curb. Install new glass doors for shower ("Shower Guard" option)
  5. Install new, Thermofoil white vanity cabinet and  corian counter top with seamless white sink.
  6. Install new vanity mirror with mirror defoger.
  7. Replace all ceiling lights and exhaust fan unit.
  8. Install new WC.
  9. Connect all plumbing.
  10. Install towell and tissue holders.
  11. Install Cabinet Hardware.

 Guest Bathroom:

  1. Remove and dispose of existing tub, bypass door, wall and floor tile, WC, vanity top with sink and cabinet.
  2. Disconnect and cap-of all plumbing. Move water lines to relocate shower controls.
  3. Scrape and clean-out textured ceiling. Prep for flat paint finish. Apply primer and paint. Remove wall paper, prep and paint bathroom walls (except shower area).
  4. Install new bath tub. Install new wall and floor tile. Install new, bypass glass doors for tub ("Shower Guard" option).
  5. Install new, Thermofoil white vanity cabinet and  corian counter top with seamless white sink.
  6. Install new vanity mirror with mirror defoger.
  7. Replace all ceiling lights and exhaust fan unit.
  8. Install new WC.
  9. Connect all plumbing.
  10. Install towell and tissue holders.
  11. Install Cabinet Hardware.

    12.  Other Items:

    1. Install Clear Insulated glass in master bedroom wall opening to living room. Trim-out and paint wood trim around new window.
    2. Repair cracks and splits on front entry door, using premium wood putty. Sand and prepare for paint application on inside and outside. Paint interior of the door with "Foggy Skies" (Owner's selection) and green on outside (Approved by Sea Pines ARB).
